Inspection for the Bathrooms
include: Ventilation, Electrical, Plumbing,
Moisture Content, and Safety of Construction
and Material Damage and Defects.
Construction/Ventilation
When inspecting the
bathrooms of your home, I will begin at the entry door;
Inspecting for physical damage and operation of all
available fixtures and attachments, I will then move on,
ensuring that adequate ventilation for the bathroom is
present, an operable tempered safety glass window or
moisture exhausting fan to the exterior. Damaged floor
and wall tiles, use of a non-intrusive moisture meter
will be used to measure damage to drywall cabinets and
shower pans, I ensure that tempered safety glass shower
doors, towel bars and paper holders are installed
properly and all whirlpool tubs are filled inspected and
operated. This is only a fraction of the items that will
be inspected and documented in the inspection report.
Plumbing
I
perform a functional flow test of the bathroom plumbing
by turning on all fixtures on at the same time, if there
is a deviation in the flow or drainage, it is documented
in the inspection report. The type of drain piping and
supply lines are inspected for leaks, corrosion, cross
contamination, operability and that they are properly
anchored to the walls and floors.
Electrical
In an effort to
uncover some of the key safety defects found during a
bathroom inspection; I utilize an Ideal Sure Test GFCI/AFCI
and Circuit Analyzer to survey all of the receptacles
and ensure that switches are correctly located and
associated to appropriate lighting and make
recommendations for safety upgrades when necessary.
